been accepted. Here’s what happens next and what to expect from this point to
possession day.
Most offers include conditions (such as financing, home inspection, or condo document
review).
● This period usually lasts 7–14 days
● The buyer works through their conditions
● Your home remains listed as “conditional sale”
👉 Your job: Keep the home in showing condition (just in case) and be available for
inspection access if needed.
If the buyer included an inspection:
● A licensed inspector will attend the property
● The inspection usually takes 2–4 hours
● Buyers may request repairs or credits afterward
👉 Your job: Ensure utilities are on, provide clear access to furnace, electrical panel,
attic, garage, etc.
After inspections or reviews:
● The buyer may accept the home as-is
● Request repairs
● Request a price adjustment or credit

Once the buyer signs off on all conditions:
● The sale becomes firm
● The deposit is officially locked in
● We celebrate (quietly... until possession 😄)

Some lenders require an appraisal:

● This is typically quick and low-impact
👉 Your job: Same as inspection — easy access and tidy presentation.
Once the sale is firm:
● I’ll recommend a trusted real estate lawyer
● You’ll sign documents closer to possession day
● Your lawyer handles title transfer and funds
👉 Tip: Book your lawyer early — popular ones fill up fast.
Now’s the time to:
● Book movers
● Change addresses
● Cancel or transfer utilities
● Decide what stays (per the contract) and what goes
👉 Reminder: Anything included in the sale must stay (light fixtures, appliances, etc.).
Just before possession:
● The buyer completes a final walkthrough
● They confirm the home is in agreed-upon condition
👉 Your job: Leave the home clean, empty, and damage-free unless otherwise agreed.
● Funds transfer through the lawyers
● Keys are released
● The home officially belongs to the buyer
👉 Important: You must be fully moved out by the possession time stated in the
contract.
